For the purpose of the conditions and rules laid out herein, "Customer" and "Guest" refer to person paying for accommodation and/or surf lessons. "Secret Surf House", "Host" and "Management" refer to the entity offering accommodation and/or surf lessons.


General Conditions

Each Customer participates in activities offered by Secret Surf House at his or her own risk.

The Customer acknowledges that there are inherent dangers both apparent and hidden associated with surfing. The Customer’s participation in the surf coaching or guiding and other associated activities may involve injury. The Customer is responsible to have his/her own insurance covering personal accident if he/she chooses.

No refund will be made in case of accident or other injury during the stay.

The Customer acknowledges and agrees that weather and ocean conditions are beyond the control of Secret Surf House, and therefore changes of plan during the stay do not entail a refund.

Secret Surf House reserves the exclusive right to decide if beach, weather and ocean conditions (or other factors) make the surf coaching or guiding unsafe and have the right to terminate the activity at any time with or without refund at their discretion.

The Customer is responsible for the equipment provided and should deliver the equipment in the same conditions. The Customer may be charged in case of damages to property of Secret Surf House the amount to remedy the damages and any reasonable amount for inconvenience.

Secret Surf House is not responsible for any damage or loss of the Customer’s own equipment.

The Customer hereby declares that the Customer does not suffer from any medical condition which may prevent the Customer undertaking surf lessons and other activities.

Secret Surf House is by law excluded from any liability to the Customer and is not responsible for any loss, damage or injury caused during the stay.


Booking and Stay Conditions

Secret Surf House reserves the right to cancel any reservation with reasonable notice for logistical reasons (e.g double booking, unavailability) in which case a full refund of the days cancelled will be made. If Secret Surf House cancels a reservation due to breach of rules by the Customer, any potential refund will be solely at the discretion of Management and will take loss of business into account.

In the case of cancellation requested by the Customer up to sixty days before check-in, the deposit will not be refunded. Cancellations within seven days before check-in or after check-in will be charged the full amount of the stay, without refund.

Any changes of the reservation are always subject to confirmation and availability and are at the discretion of Management.

Up to 30% deposit of the total reservation value may be requested for booking confirmation. The remaining total payment must be settled within the week before check-in or as otherwise agreed directly with the Manager.

After check in, and for cancellations within seven days before check-in, refunds will not be offered for any reason including but not limited to change of plans, unfavorable surf conditions or health issues, for which we cannot take responsibility.

All prices/ transactions are in Euros.

Late check-out up to 8 hours is subject to 50% of the room charge. Check-out after 19h may be subject to an additional day rate. All late check out is subject to availability.

Secret Surf House Management may make a special offer accommodation price based on prolonged length of stay or season. If the agreement is not upheld, the rate of accommodation will revert to the normal rate specified under "Prices" and the special offer becomes null.

Each Customer is responsible and liable for safekeeping of all their belongings. Secret Surf House is not responsible for any loss or damage to the Customers personal belongings.


Rental Conditions

For surfboard rental a 100 € deposit and/or driving license or passport may be requested.

For wetsuit rental a 100 € deposit and/or driving license or passport may be requested.

For bicycle rental a 100 € deposit and/or driving license or passport may be requested.

The Customer should use the material for its purpose and maintain its good conservation and safety of the same.

If the equipment is damaged during the rental period, the Customer will be charged the value of the damage.

The Customer should deliver the rented equipment as soon as the time period of rental is expired.

If the Customer deliver the rented equipment after the time period of rental is expired, an extra fee may be charged.

In case of theft the Customer should submit a criminal complaint immediately and is responsible for the payment of its value.

The Customer is responsible to have his/her own insurance covering personal accident which can occur during use of rented equipment. Full responsibility remains with the Customer.

For cases not covered by these rules, the parties shall be governed by applicable law.


House Rules

The payment of deposit implies acceptance of the rules and conditions laid out herein. 

The Host is entitled to cancel the Guest's stay if house rules are broken during rental period.

Guest agrees to abide by the House Rules contained herein at all times while at the property, and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while residing at the property.

Customer shall allow Host access to the property for purposes of repair, inspection, cleaning or emergency. Host shall exercise this right of access in a reasonable manner.

Customer will cover the cost involved if any of the following are his/her responsibility 
- i. damage or loss caused to the property or furnishings, including rentals; 
- ii. dirt or other mess requiring excessive cleaning; or 
- iii. any other cost incurred by Host due to Guest’s stay. 
Maximum Occupancy: The maximum number of guests is limited to seven persons (counting children) at any time. No animals/pets are permitted. 
All Damages and Breakages must be reported to the Host as soon as reasonably practicable.

To minimize Damages and Breakages, no furniture is to be moved without prior agreement with the Host. 
Wetsuits, outdoor shoes or surfboards must not be brought to the top floor or into the bedrooms, to avoid water dripping on the wooden floors and stairs. Secure board storage is provided on the lower floor. Wetsuits must not be hung over the balconies, but should be rinsed in fresh water and left to drip dry on the wetsuit rack provided. 
Shoes must not be worn on the wooden floors (in bedrooms and stairs). 

Sand must be removed from feet, leashes, surfboards and wetsuits outdoors or in the basins provided on the balcony.

Sand must not be deposited in the showers.

Carpets must remain under the desks and chairs at all times to minimize damage to the floors.

Guest may store their food in one cupboard shelf only, leaving a fair share of space to other guests, whether occupied or not.

Guest agrees to keep their space clean and tidy. Likewise, all guests are expected to maintain a tidy coliving space for the benefit of all. 

Housekey is protected with a Swimcell silicone sheath which must remain in place at all times the not in use. Lost keys or silicone sheath incurs a replacement charge of 30euro.

Each Guest may use the laundry machine a maximum of one time per full week stayed and must run it exclusively on Cycle 4.

Guest must notify the Property Manager of any disputes or complaints from neighbors as soon as reasonably practicable. 

Guests and Visitors must keep noise to a minimum so as not to disturb the occupants of neighboring properties – under Portuguese Law, noise or disruption to neighbors is not permitted during the nighttime and madrugada hours between 11pm and 7am; Excessive noise is prohibited at all times and may result in termination of the rental agreement, eviction, loss of rental paid and extra charges.

Guests bedroom’s are for the use of named guests only. 

Parties and large gatherings of any kind are strictly prohibited at the Rental; and Any small gathering must comply with other rules set regarding Noise, the Neighborhood and Visitor numbers. 

Guests and their Visitors are to dispose of Garbage and Recycling in accordance with the usual practice at the Rental in the allocated trash cans, and excess rubbish must not be left in public or common areas.

Smoking is not permitted inside the Rental and cigarette butts must be disposed of properly (i.e. in ashtray provided) and not thrown on property grounds. 


Breach of any of these House Rules is a breach of the Terms and Conditions of occupancy as per the Rental Agreement. The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Rental, any Guests or Visitors who refuse to follow these House Rules or who cause a nuisance to neighbors or other residents of the community.
